  • Become a verified genuine buyer so that the seller takes you seriously and offer best discounts. Put a refundable escrow amount in deal to show your genuineness. Verified buyers are only eligible for cash back*offered by Own A Roof.
  • Negotiate as much as you can via a personal message boxwithout revealing your identity to the seller! We keep your contact details confidential so that the seller cannot misuse it.
  • Our ‘negotiation meter’ helps you to offer best price by showing the probability of success.
  • Finalize all important details, payment terms and other things through the secure chat box.
  • At any time, the seller can accept an offer, reject it, do nothing or broadcast a message to all buyers. The seller & buyer can still discuss the offer as they normally would on chat.
  • Once the seller agrees on your offer, your escrow amount shall be adjusted against the token money payable to the seller. You are liable to deposit the remaining payment as per payment terms mutually agreed between you and the Seller.

As anyone on the internet can make an offer for a property so it becomes difficult for seller to differentiate between a genuine buyer and non-serious buyer. To showcase yourself as a genuine buyer we encourage you to deposit a refundable escrow amount of Rs. 10,000/-.
  • In practical / real world also No negotiation happens properly until the money is not on the table.
  • Escrow amount ensures that you are a genuine buyer and keen to buy the property. All your offers are treated by seller as top priority once you become genuine buyer. On successful negotiation, this amount will be adjusted against your token money of the property. In case the deal does not happen, you will get your escrow refunded in your account on your request within 45 days without any deductions.
  • Once the seller agrees on your offer, this escrow amount will be adjusted against token money for property.
  • No interest, claims or damages will be entertained against escrow amount.
  • For all deals concluded through Own A Roof, the buyers are eligible for upto 1% cash back on the final negotiated base price. The deal must be transacted through Own A Roof and the final agreement copy should be deposited with us.
  • Buyer must have paid through the escrow system
  • On successful negotiation the buyer must submit proof of payment of signing amount
  • Cash back is applicable on the finally negotiated base price.
  • Cash back amount is upto 1% of final negotiated base price.
  • Cash back will be credited within 90 days after submission of agreement/ registry copy of the property.
  • www.ownaroof.com is the singular and the only judge regarding cash back.
  • www.ownaroof.com is the sole decision maker in the event of a dispute and accepts no liability for any or all errors or omissions.
  • The cash back or any other offer can be changed from time to time and without further notice. Your continued use of this site after any such changes constitutes your acceptance to the new terms.
